Energy Performance Certificate FAQs

What is an Energy Performance Certificate (EPC)

When selling or renting out a property, an Energy Performance Certificate (EPC) is a legal requirement. It provides homeowners, landlords, tenants, and buyers with a clear understanding of the energy efficiency of a property, its environmental impact, and potential ways to reduce CO₂ emissions.


Before a property can be marketed, the EPC booking process must be initiated, and an EPC must be commissioned. Estate agents and letting agents are also responsible for ensuring that an EPC is in place for the areas covered. In most cases, the certificate must be obtained within seven days, with a further 21-day allowance if needed.


Your EPC is valid for 10 years and can be utilized for multiple sales or tenancies during that time, making it a convenient option for property owners. 

Booking Your EPC

Once you’re happy with your fixed‑price quote, we’ll arrange a convenient appointment for one of our qualified surveyors to visit your property. We work around your schedule to make the process as smooth as possible.

What Happens During the Survey

Our assessor will carry out a straightforward, non‑intrusive inspection of your property.

They’ll need access to all areas, including the loft, and any documentation you can provide (such as insulation certificates or details of extensions) is extremely helpful.

Photographs are taken purely as evidence for the assessment.

Receiving Your EPC

We aim to email you a link to view your EPC on the government register within 24 hours of your survey appointment. You can also quickly and easily access it via the government register using the EPC booking process: https://find-energy-certificate.digital.communities.gov.uk/find-a-certificate/search-by-postcode.
